Linda Matthews & Co is a privately owned independent agent situated within the Medway Towns with a large, busy office in Chatham. We pride ourselves on our 40+ years experience in sales, lettings, commercial and property management services throughout Kent and further afield.


Linda Matthews & Co offers both Sales and Lettings properties for Commercial and a wide range of residential properties from studios, flats and apartments through to terraced properties, semi-detached and detached and larger prestigious homes. We offer up to date valuations on commercial and residential properties with our full support and advice to achieve the best possible sale price or rental figure.

Landlords Services

Tenant find Services mean finding you the right tenants whilst crossing all the T’s and dotting all the I’s. We offer indepth referencing services on tenants and take home owner guarantors for our tenancies. We find and reference your tenant, complete a full inventory with photos, draw up the tenancy agreement, complete the check-in process and register the tenants deposit at no extra cost. Need more protection? We also can arrange Rent Guarantee insurance from as little as ten pounds a month*.

For a continued high level of service we also offer Fully Managed which includes everything in the tenant find option with the added benefit of full inspections with photos and reports, rent collection, repair issue management, arranging contractors, completing a checkout at the end of a tenancy and if required, court evictions, court appearances and bailiff evictions.

Once the right property has been sought we will guide you through the referencing process through to your check-in. Tenant Permitted Payments

Refundable Security Deposit - Capped at 1 weeks rent (Monthly rent £ x 12 months = £ per year, divided by 52 weeks of the year = Security Deposit Amount)

Holding Deposit - (Monthly rent £ x 12 months = £ per year, divided by 52 weeks of the year x 5 weeks = Holding Deposit Amount) Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000.

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses.

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late. Charges payable from day 14.

Replacement keys - Reasonable costs not exceeding costs incurred by landlord or agent.

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract.
